My wife made a small garden in the front of a apartment and just yesterday the maintenance crew completely destroyed it no regards my 10 year daughter had to pick up all the glass that was broken The plants and everything that the crew members destroyed by herself. I've only been here a few months My car has been hit and I don't know who did it. Neighborhood cat has scratched my bumper causing it to peel and now they're charging us a whole bunch of fees because management did not give in the paperwork in time. We were told that all we had to do was resign the lease because last manager did not sign so that's why it wasn't given in on time that they're going to take care of everything but they didn't. This place has been a nightmare. Please this is a warning! Unless things change I do not recommend to live here.

Meu pesadelo começou com a aplicação para entrar nesse condomínio, demorou um mês para aprovarem minha aplicação, a incompetência da Lilian não foi capaz de dizer o que estava acontecendo para não ser nem aprovado nem recusado a aprovação, eu ia todos os dias para ter informações e nada era resolvido, fiquei dia inteiro ligando e nenhum retorno. Até que Felicia (gerente) finalmente conseguiu aprovar ficando até 10 pm no office, eu ela minha filha minha realtor para resolver a questão.
Foi cobrado quase 10k para entrar no condomínio. E quando entregam as chaves, eles entregam um apt todo sujo, mofado, gabinetes estragados, sem luz, sem máquina de secar, dishwasher estragada, faltando gavetas, ar condicionado com filtro sujo…Um verdadeiro pesadelo. Perdi dinheiro com o dia previsto para a mudança pq o apartamento não estava inabitável. Tive que fazer a mudança do apt numa outra semana mesmo com
O apartamento sem pintar, sem as reformas pois o meu prazo de entrega do apt que eu morava estava acabando. E agora morando no apt, eles não tem a capacidade de arrumar o que prometeram.

My nightmare began with the application to enter this condominium. It took a month for them to approve my application. Lilian's incompetence was unable to tell me what was happening so that it was neither approved nor denied. I went every day to get information and nothing was resolved. I spent the whole day calling and no one answered. Until Felicia (the manager) finally got the approval, staying at the office until 10 pm. I, her, my daughter, and my realtor resolved the issue.

They charged me almost 10k to enter the condominium. And when they handed over the keys, they handed over an apartment that was all dirty, moldy, with broken cabinets, no electricity, no dryer, broken dishwasher, missing drawers, air conditioning with a dirty filter... A real nightmare. I lost money on the day I was supposed to move in because the apartment was not uninhabitable. I had to move out of the apartment another week even though
the apartment had not been painted or renovated, because my deadline for the delivery of the apartment I was living in was approaching. And now living in the apartment, they don't have the ability to fix what they promised.

The condominium management are real thieves. I moved in over 2 months ago and to this day I have not received my deposit back. The staff is lying and disrespectful. I went every day begging to be seen by the manager Christine and she left me for over 4.5 hours without being seen. Totally disrespectful to the residents. They should all be arrested because they are thieves.

If you don't want to have problems, run away from this horrible place with completely unprepared people, apartments full of cockroaches and zero maintenance. This place is the worst trap

Dont live here! terrible experience! Visitors do not respect the tenant's vacancy, you need to call a thousand times so that the person is willing to answer, because solving your problem is impossible. Paying $2,680 for a 2 bedroom apartment and having a different headache every week is not worth it! Extremely abusive rental price, and terrible quality of service!

This is what could happen to you if you decide to live here in Arbor Oaks. We have had mold in our apartment for 1 month, my daughter is sick and the Property Manager simply says that this problem was caused by us. They don't admit their mistakes, they don't solve anything and they even try to intimidate you with eviction notices because you want to claim the minimum amount of a habitable apartment. The property manager is extremely unprofessional and no matter how much you try to resolve it politely, she simply doesn't listen to you. My lawyer was at the property to talk respectfully and the property manager did not want to receive him. I don't understand how TWO coast is not interested in resolving issues pertinent to the unit but rather sends notices for you to leave the property alleging breach of contract clauses.

Google is asking me what’s changed around here. Well, let me tell you how things work here. We noticed a wet spot in the corner above our sink and reported it. About two weeks later, workers came, looked at the spot, and left, saying they’d take care of it. Now, it’s been another two weeks, and no one has returned, yet the request was marked as completed. How does that even work?! They did nothing, and now the spot’s covered in mold! Arbor Oaks, what am I paying rent for? When I was late on rent, you fined me $300, and I paid it. But when you don’t fulfill your responsibilities, how much do you owe me? There’s also a wet spot that appeared on the wall in the bedroom, and we have no idea where it came from!

Não apliquem pare esse condomínio!!! Se sua aplicação for negada eles não devolvem seu depósito de segurança !! Apliquei há mais de três meses atrás e até hoje não recebi meus 600$ de volta, ligo todos os dias para obter uma resposta, quase nunca atendem o telefone, quando atendem ficam jogando a ligação de um para outro, não tem respostas, cada funcionário fala uma coisa, já cheguei a ficar 25 minutos esperando numa mesma ligação!!! É uma palhaçada o atendimento deles! Péssimos, incompetentes, ladrões .. se você não quer passar raiva, não aplique para esse condomínio!!

DO NOT APPLY FOR THIS APARTMENT. If I could give 0 stars, I would. I should have read the reviews first before applying. The management and their staff are very disorganized and incompetent. There is poor communication or no communication at all regarding on the update of the application process. They do not answer their phones and their staff are rude. I applied to this place 2 weeks ago and one leasing agent told us we got approved, and another one is telling us we did not get approved. Every time we came into the office for an update on when the apartment is ready, they never know when it will be ready. Each resident we have met there says to us do not apply to this place. They basically took our money and every time we went there, it’s always a new leasing agent saying it’s their first day. No staff member has any idea what’s going on around them. -10/10. DO NOT RECOMMEND. YOU HAVE BEEN WARNED!

The reason I’m providing 4 stars and not 2 (With current experiences) is because they have new management as of the last couple of weeks. So far the new management have implemented a ton of changes and are actually putting in a freaking gate. The new property manager also missed her flight home to help deal with all the inquiries of the current tenants and to help alleviate a multitude of problems. So far, just with my initial impression and interaction, I believe a good change is going to take place for the better for Arbor Oaks. May the actions of the new management back up my wording!

THIS PLACE IS A DUMP! DONOT MOVE HERE. If 0 stars were possible that’s what this place would get. I did not live here but my friend did and I frequented the apartment on a weekly basis for as long as my friend lived there- over 2 years too long! If you visit here do yourself a favor and drive around the neighborhood, walk through sidewalks. YOU WILL RUN AWAY! It will speak volumes of a TRASHY DUMP place to live. Dumpster is ALWAYS full of garbage and furniture outside the dumpster compound. It looks like a landfill. People leave garbage all over the community and forget about clean lawns- There is dog poo everywhere. There is old used furniture right outside people’s apartment door that gets left behind and management does not discard of it. Old cots, dressers, beds you name it. The stuff has been there for over a year I have seen it weekly when I visit. People leave garbage and objects outside their front doors as a storage. My friend had broken stove without a stove for weeks. Washing machine doesn’t work- they won’t fix it replace. Over 2700 for a 2 bedroom apartment. The place is not cheap and there are some trashy people living there that have to be subletting and I’ve seen too many people living in one apartment. That’s how they pay the rent with several people in a 1, 2 or 3 bedroom apartment. The staff are morons with no training or customer service. Forget about the manager as there have been a few and ALL were incompetent. Everything that goes wrong is your problem not the managements problem. You are to blame and an inconvenience for trying to have working appliances and work orders completed. Oh and gates are always opened 24/7 all year around. I could go on and on but I think you will get the gist by now.
