Lived here for a couple of years before moving.

The good: grounds were always maintained, maintenance was pleasant, the fitness center was clean, and there were some sweet neighbors.

The not so good:
- Very hot in the summers: for 1-bedroom apartments, there is only a wall AC in the bedroom and no windows in the kitchen, living room or bathroom (also, the bathroom's air vent was very weak but very loud). There is technically the sliding door to the "patio," but the "patio" wall denies airflow. I noticed many neighbors adding a portable AC unit to their living rooms.
- Weak water pressure for shower and sink: even after having heads replaced, within weeks both were back to really subpar water pressure. Similarly, the floor had spots that were warm -- from water pipes? That definitely didn't make the apartment feel any cooler.
- Constant overwatering/leaks/broken sprinklers: so so so bad. There were puddles constantly throughout the complex of water leaking from the edge of the grass out into the walking paths. Water bills were through the roof.
- Thin walls: we could hear neighbors walking above us and phone alarms going off next door constantly.
- Lack of safety: where do I begin? The "automatic" parking lot gates were always open and the gates to the apartment complex itself never locked. There were both cigarette and weed smokers who would smoke in the gazebo area, pool area, or with windows open. Dog owners would refuse to leash their pets, claiming they were "trained" before the dogs inevitably lunge at you, but if the owners were friendly with the manager, it wasn't a big deal (this was a huge issue). People yelled and fought into the night, which on weekends wasn't a big deal, but even during the weekdays, it was a disaster sometimes.
- And of course, your typical old apartment unit with uneven cabinets / shelves just given a brand new coat of paint when you move in.

I give two stars because of the location and the city of Cypress being so wonderful. I wish they would make the improvements that everyone's been hoping for. But then they'll make the excuse they need to raise the rent a ridiculous amount, etc. etc. Good luck to all us renters!

Quiet complex close to everything!
Great pool and 2 big parks nearby.
Office staff is respectful and kind. Amy and Remy.
And parking easy AND the deposit is low!
24 hour laundry and gym big plus!
Brand new paint entire complex.
And great maintenance response .
It is home ?

Jose and Alfredo in maintenance are fantastic!
Complex is crystal clean.
Area has amazing restaurants and entertainment!

Almost a year living here and love where my apartment is located- Central to all amenities! Pool is never full and I have met some nice people living here. Eli in the leasing office has been professional and very accommodating with my requests as well as in a timely manner. He is knowledgeable about the property and has been able to answer any questions I have!

Current on site mangers are fools and imbeciles who are rude to you the moment they get you to sign the contract agreement then they turn their back on you. Completely inappropriate, unprofessional and below standard employees.

Mostly living here has a bad experience to the office management now, we more like the past management they really easy to talk. I think they need to have a new management again that more responsible and know how to satisfy their client. This new management they don't know how to satisfy their client living there, specially for this hot weather theres only one Air-condition in one bedroom. How can you live comfortably on your apartment with only one room has AC in this kind of hot weather.

I would like to share my disappointing experience with the management at my apartment complex, who have neglected to address the lack of air conditioning in my unit. As a resident, I have faced numerous challenges, including hot temperatures all year round and a lack of attention from the management team when it comes to resolving these issues.

Living in an apartment without air conditioning has been an absolute nightmare. The scorching summer heat becomes unbearable and makes it impossible to find solace within the confines of my own home. Even during moderately warm days, the indoor temperature rises to suffocating levels due to poor insulation and inadequate ventilation. It's truly unfair for the residents to endure these extreme conditions, especially considering the steadily increasing rents.

Worst place ever! My assigned parking space is 100s of feet from my apartment so is the laundry room.
The apartment is either super hot during the summer or ice cold during winter. No ventilation whatsoever.
No constant water pressure so good luck taking a shower. Again its either scorching hot or freezing cold water.
The rent keeps going up but the quality of living is going down.
Run dont walk away from this place!

Hace tiempo que queria compartir esta mala experiencia con la actual Manager de los apartamentos yo vivo 13 años aqui y nunca tuvimos una manager racista y prepotente qu piensa que puede tratar a las personas como si fueran cualquier cosa.Primeramente soy profesional ,soy Administrador de Empresas y no voy a permitir el maltrato de esta persona .En estos apartamentos siempre tiene problemas con todos,mira a todos por encima del hombro.Nunca saluda y no arregla nada a nadie siempre dice que no tiempo que vuelva la proxima semana y asi se la pasa. No soy el unico que padece este maltrato por ser latino.Quisiera tomaran cartas en el asunto porque aparte su vida personal deja mucho que desear y es un mal ejemplo para la comunidad
