My husband and I have lived here for about two months now. This apartment complex definitely has its pros and cons.

PROS:
Valet trash, nice location (Cordelia’s down the road, all the parks and trails, bass pro is close as well as the zoo), renovated apartments with new appliances, pools, a gym

CONS: The valet trash is an amenity I never knew I needed until I moved here. It’s great and convenient. However depending on who’s doing it, they won’t take certain things (which is no fault of arbors, I believe it’s a 3rd party company). Mudd island is great, the area around it not so much.

Now some things I wish the people are arbors harbor town would work on would include the quality of the renovated apartments. I feel like every time I turn around something in my apartment is breaking or isn’t working right (we are the first ones in the unit after the renovation). The maintenance man and I know each other now. We were also let down on a promise. When we were touring the apartments we asked if we could bring our own washer and dryer. My husband and I just bought new ones due to our old place not providing them. The girl that did our tour said we could. When it was approaching for us to move in I had mentioned the washer and dryer being moved out of the unit and I was hit with a quick no. I had explained that the girl who did our tour told us we could, but the office said there was nothing they could do about it. I was now out $1,500 on a washer and dryer that I had only had two months at the time (when we did the tour I only had them a week, so I could’ve returned them). I now have a storage unit where they are sitting. We were not compensated at all for the girls error. I understand she no longer works for arbor town but still. The office staff is nice but can be a bit blan and rude at times. I think her name is Shandra? She can be very non sympathetic a lot. I’ve asked her multiple questions and to me she seems bothered by it.

Overall they’re not bad apartments but there’s room for improvement in my opinion.

Our water has been shut off multiple times with little to no heads up in the short months that we have lived here. Just yesterday our water was shut off for over 6 hours (then again today). We were unable to wash dishes, do laundry and even use the toilettes for essentially the entire day. I understand that sometimes these things are out of managements control but there is no communication or compensation for the inconvenience. It’s very frustrating to not be able to use your own bathroom in your apartment yet every other day there seems to be an issue with the water.

My experience here was just ok. I will say, I felt very safe and if I ever had a maintenance issue it was addressed promptly. I even had issues when the office was closed and the team came to help very fast. I loved my patio and the neighborhood, and I always had positive interactions with the staff. My only issue was that the WALLS WERE VERY THIN. I could hear every thing my neighbors were doing and it was very disruptive at times (My upstairs neighbors washing machine was above my bedroom and just their walking would wake me up in the morning….it was pretty bad and the reason why I moved). I think this complex is a little overpriced for “updated” appliances that were put in place to try and cover the old infrastructure.

I have been a resident in these apartments for almost a year and my family and I have not had the best experience, my two cars were vandalized and some of my tools stolen! I don't feel safe, both robberies occurred within a meter of my master room! The office was informed when the first robbery occurred, they said they would increase security, something that has not happened to this day! In my case, I received a welcome folder containing all the main aspects and rules of the condominium. After the events that occurred, my family and I decided to move to a new place and the main office was informed that we would follow instruction 3 of the main document from the welcome folder , !Pay one month in advance and notify 30 days before! his answer was wild , you need to pay the remaining three months !

Bill and I moved here a year ago. We just signed for our 2nd year. We love our apartment, the neighbors and most importantly the whole staff! Is great! Kelly the Assistant Manager is wonderful and amazing! The maintenance staff is awesome! This is a great place to live! Short walk to the River, Pools, Grills, Tennis courts etc! Come on and join this community and it’s beautiful park like setting!

I have enjoyed living here to the past year and a half. The staff is wonderful and responsive, especially Kelly Billings. Maintenance requests are always answered promptly. They have a lot of great amenities, and provide a safe place to live.

I have rented apartments for single-year stays in cities across America and Arbors Harbor Town has been the single best experience I've had with an apartment complex, bar none. Kelly has been a pleasure to work with, especially during the initial setup phase, and accommodated my unusual move-in schedule. When my employer required me to telework during the late-stage of the pandemic, I spent hours in Arbors' clean and modern community center where I came to know the other staff and enjoyed various complimentary snacks (a nice touch). I have only had two maintenance issues, both of which were resolved within 24 hours and the technician even gave me a courtesy call afterwards. All staff have been friendly and very responsive. For an apartment complex, the gym is all I needed for my personal fitness and I saved quite bit of money on a gym membership. The pools are clean and well-maintained as well.

My living experience overall has been excellent. My apartment is the perfect location for downtown activities, running along the Mississippi River, quick grocery trips to Miss Cordelia's, and even quaint walks on Mud Island. It is also super accessible to the I-40 corridor for those trips to Nashville and Little Rock, which I love. Best of all, private security is visibly present on premises at night and I feel that I am very safe (and so is my vehicle, which is a concern at other Memphis apartments). Though I don't write many reviews, and I write this one freely of my own accord, I am genuinely this impressed with Arbors; I only wish I did not have to leave in August from what has doubtlessly been an exceptional rental experience.

My brother and I have lived at the Arbors for over 3 years now and have thoroughly enjoyed every aspect of living in the Harbor Town neighborhood. The location to downtown is great, but the small, active community has been a very welcome change to most of Memphis.

I have never had any issues with the office or maintenance staff at the Arbors. I have issued a number of maintenance requests through their online portal over the last three years, and all were attended to within a reasonable amount of time based on the urgency of each request. All of my other interactions with the Arbors' staff have been both courteous and pleasant. I unintentionally failed to pay my rent in full one month, and the office was very kind in their communication and accommodating during the process of fixing my mistake. I was not charged any late fee even though the short payment was completely my fault

For the most part, the pools, tennis courts, grills, and landscaping have been, and continue to be, well maintained all year round. I have never had any complaints about the appearance, maintenance, or safety regarding any of the offered amenities. The few times I have contacted the office about the gas grills being out, the issues were fixed within the week of my request.

If you are looking for a quiet community of young professionals and students in the heart of Downtown Memphis, I would highly recommend considering the Arbors.
