The Gathering at Arbor Greens Apartments - Newberry, Florida

My review is from the POV of someone who has lived here since 2022 and the first thing I have to say is make sure you have a good pair or two of noise cancelling headphones. I am literally writing this review at midnight while my upstairs neighbor stomps around dropping things and vacuums during quiet hours. My constant state of being right now is misery, anxiety, sleep deprivation, and stress.

Had you asked me prior to 01/05/2024 my experience here, I would’ve given it a 4/5 stars.

The apartments are nice and I really like the area. The maintenance crew is very friendly and responsive, probably the best part about living here.

However, I’ve recently had new neighbor as of January 2024 above me on the third floor and it’s been a nightmare. I’ve reported this multiple times, at least 7/8 times and after having a conversation with management, all of these reports have gone without being acknowledged, and nothing has changed, if anything it’s worse. Truly, no help from the management office as promised and no correspondence, which is disappointing and dismissive, but I figure at this point I just have to deal with it until the end of my lease, I don’t have enough energy or sleep to even try to resolve this anymore. True powerlessness in this circumstance.
For context, I’m on the second floor and I’ve always been able to hear my neighbors above and below me, whether they were moving around, sometimes speaking loudly, or occasionally dropping items, no problem, this comes with living in an apartment. I understand this and everyone should be able to live comfortably in their space.
Additionally, they were always considerate of their noise levels and respected quiet hours. My new upstairs neighbor does not. They are quite active between the hours of 10 pm and 8 am. They move around heavily to the point where the doors and fixtures on my walls shake. I’ve actually had multiple things fall off. Therefore, even when using noise cancelling headphones I am unable to go to sleep until after 4 AM some nights when and if they decide to go to bed because it feels like there’s an earthquake occurring. Additionally, they are continually dropping items on the floor and it creates a loud thud, this happened just last night when I thought I’d finally be able to get some sleep.
On top of all this, the community including my neighbor is now filled with entitled and neglectful pet owners. People leave their animals out all day on the balcony and there’s legit dogs barking 12+ hours a day. My upstairs neighbor seemingly allows his cats to just jump off furniture and drop things without any care in the world or respect for those around them. I know this because when I reported them back in April they admitted they were building furniture past midnight and allowed their cats to run around and drop things, still no true consequences for this behavior. To be honest, I am completely miserable and regret resigning my lease. I am unable to sleep the hours needed to function properly as I have to get up at 6:00 am for work. I’m always tired and anxious, and I hate being home, but I work from home so there’s not many options for me.
I refuse to bang on the ceilings or be petty because as annoying as this is for me, as I stated everyone deserves to live comfortably in their space.
It’s just too bad as I truly enjoyed living here, but once my lease ends next year I’ll have to find somewhere else to go or I might go insane.
Hopefully if you move here, you’ll have the experience I had prior to this January.

Ultimately, just very disappointed at the current state of the apartments and the lack of enforcement of tenant regulations by property management. There’s nothing luxury about excessive noise and subpar management of tenant obligations.

I really do love it here, all of the staff have been absolutely amazing, especially the new manager Teresa, who has been super helpful and responsive when my bf moved in with me. I would leave a 5 star review but one thing I will bring up here, which has been addressed since moving in is the wasp problem. Personally, I would prefer a world where they didn't even exist, but here or maybe even in North FL in general the wasps are out of control.

I moved in June 2024 and the wasps are so prevalent at the pool area that it seems largely unusable during the hottest parts of the day during the summer. The wasp nests around the complex were removed in September 2024, but they almost immediately rebuilt their nests. The staff was very understanding of this issue and had it resolved to the best of their ability, but nonetheless, the wasps are here to stay, and in vast numbers.

We are so pleased the entire time we rented at The Gathering. All of the facilities are kept very clean, the maintenance crew is extremely friendly and helpful. Any issues that we may have had arise they were right on it. When it came time for us to terminate our lease we had such an easy experience. Theresa was beyond helpful, we honestly wish she was there the entire 2 years we were renting because she made it a point to address all of our needs for the short bit we got to know her. Unfortunately there was quite a bit of turn over with staff in the office prior to Teresa but I think they finally picked someone who is knowledgeable, isn’t dismissive, is respectful and has an amazing personality!!

Great experience living here! The front office staff is always attentive and responsive. The pool is always kept cleaned and maintained. Residents are respectful of quiet hours and the grounds are always kept very clean. There is a dog park if you have pets and the surrounding neighborhoods are nice and peaceful for walking. I would recommend this complex to everyone, especially if you are looking for somewhere quiet to live.

My fiancé and I have been living here just shy of a year and we have had nothing but great experiences. The maintenance team is awesome. A request has not gone more than one day without being handled. The office staff is very friendly and assist with any of our needs. The neighborhood is safe and we always feel safe walking our dog. Lastly, we love the dog park. A spacious and clean space that we can let our dog run around at the end of the day!

Moved to Gainesville from Boston last August and The Gathering feels just like home! The front staff are always so kind and the maintainence is really efficient. Also, I have the best view of the place!

I moved in at the end of July. My interactions with the office have been great. I will say that I moved in with two service dogs. 1 in training and the other one is a protection dog. Due to my husband being murdered in front of me, I keep him to feel safe! That being said; I let him out on our porch this morning and he began barking. Due to him hearing me go downstairs. While waiting on someone, I had a neighbor from another building screaming profanities at me, bringing out another neighbor to do the same. My dog became extremely reactive! I don’t normally let him out on the porch because of this. To keep from having issues. However, due to the coolness of the morning (730-830). I let him out. However, when he starts to bark I bring him in. This morning due to my being downstairs, I could not do this. If you have a reactionary dog, or a dog doing what he is supposed to do for you, this may not be the place. Because of other people who do not care to be civil. Had she come out and said; please bring the dog in, I am trying to sleep I would have done so immediately. Quiet hours are before 8 and after 10pm. However, apparently the neighbors expect a later hour for Sundays!

I would like to begin by expressing my appreciation for Melana, Darien, Derrix and the maintenance team, who have consistently provided excellent service. However, I have concerns regarding the recent changes in staff, particularly with Leslie, the new Property Manager. In my initial interactions with her, I found her demeanor to be condescending, which was unexpected and disappointing since she is dealing with tenants on a regular basis.

I resided at The Gathering for nearly a year and initially found it to be an enjoyable experience, appreciating its generally quiet atmosphere, despite some noise from tenants leaving their dogs on patios.

My primary concerns when renting were safety and a comfortable living environment, both of which were met, at first. However, about a month into my tenancy, I began experiencing respiratory issues and frequent migraines, which I had not encountered previously. These symptoms escalated to include brain fog, shortness of breath, and severe fatigue, leading to multiple absences from work due to the debilitating nature of my migraines.

Shortly thereafter, I noticed mold emerging from the vents in the kitchen and living room. After submitting a maintenance request, a technician sprayed a treatment on the mold but it reappeared shortly afterward. The head of maintenance then visited and informed me that my apartment's humidity levels were significantly higher than normal, which was causing my air conditioning to run continuously and increase condensation which in turn created molds in the vents. This not only resulted in elevated utility bills but also made the living conditions uncomfortable during warmer days.

After these ongoing issues, I reached out to a higher-level contact within the property management team to discuss my lease, as my health was being adversely affected. Tiffany was responsive and empathetic in our communications the first time around. After letting her know my next course of action due to receiving my mycotoxin test, she gave me a quick phone call saying they've done all they can do. All they did was have maintenance come out and "remedy" the situation with a spray, as well as Best Restoration to clean my vents, which they could not fully clean due to being fire hazards on all of them.

As of now, I have received the results of my mycotoxins test, which indicate elevated levels of mold toxicity, particularly associated with water-damaged buildings. I have attempted to communicate with several representatives from the Collier Company, including the CEO, Tiffany, and the WeCare email, but have only received a response from Tiffany, which was dissatisfying to say the least.

It is concerning that others at this property and within the Collier Company have reported similar issues. After researching and speaking with current and former tenants, I have found that many share these concerns. It is disheartening that a company can charge $2,000 per month while failing to address significant health and safety problems within their properties.

Please be mindful when renting from this property or other Collier Companies. I wish I would've done more research before decided to rent from The Gathering.
